In terms of its works and procurement method, LEAD Alliance is a ‘first of its kind’, large-scale, brownfield land development programme being delivered under an alliance model. It is a longitudinal project (10 years) with staged delivery.
On behalf of Kāinga Ora, LEAD Alliance streamlines land development and delivers new, upgraded infrastructure and amenities. Responsibilities include geotechnical investigation, surveying, civil design and infrastructure planning, removal of old state housing, land remediation, arranging consents for earthworks and infrastructure, civil construction including roads, parks and utilities, Construction Phase Support (CPS) and stakeholder engagement.
Tonkin + Taylor, as part of the LEAD Alliance, is undertaking design and construction work to regenerate a significant portion of brownfield land within the Auckland Isthmus. The scale of this project is substantial: 7,000 existing homes are to be removed (mostly demolished, some relocated) and replaced, and the creation of over 700 superlots to provide for approximately 34,500 dwellings over 590 hectares divided into multiple precincts and numerous neighbourhoods within each.
Tonkin + Taylor’s work includes preparing land for development and delivering new and upgraded infrastructure and amenities. With hazardous building materials, T+T’s scope covers pre-demolition asbestos surveys, clearance following asbestos removal of buildings and reviewing contractor documentation for licensed asbestos works.
T+T has also undertaken technical assessments and prepared construction noise and vibration management plans for these extensive works and ongoing noise and vibration monitoring for compliance and complaint investigations.
